Tequesta is a small village at the northern edge of Palm Beach County, sitting on the Loxahatchee River where it meets the Jupiter Inlet. It is quieter and more residential than Jupiter to its south, with a housing stock weighted toward single-family homes, low-rise condominiums and waterfront properties with river access. What sets Tequesta apart operationally is that the Village actively regulates vacation rentals through its own permit and inspection program, which is unusual in this part of the county and carries real annual cost that owners need to underwrite before assuming a short-term strategy works.
How Tequesta rents break down
As of this writing, condominium and townhome rentals generally run from the high-$1,000s into the high-$2,000s, with single-family homes from the mid-$2,000s into the $4,000s and waterfront inventory well above that. A no-obligation rental analysis places a specific property:
- Loxahatchee River and waterfront properties — the premium tier, where river access, dockage and boat capacity often matter more to the tenant than interior square footage.
- Tequesta Country Club and the established golf neighborhoods — mature single-family inventory dating to the late 1950s. Worth knowing: living in the Tequesta Country Club neighborhood does not require membership at the club itself, and unlike the village's other golf communities it is not gated. Both facts affect who can qualify as a tenant and what you can market.
- Village condominium and townhome inventory — the accessible tier, with steady year-round demand and building-level rules on lease terms and approval.
- Interior single-family neighborhoods — family demand driven by school access and proximity to Jupiter employment, with the most conventional economics in the village.
What owners here need to plan for
The Village regulates vacation rentals directly. Tequesta requires a vacation rental permit with an annual inspection, and the fee structure is per bedroom and recurs every year rather than being a one-time registration. Occupancy is also capped. That is a real annual operating cost and a real constraint that must be underwritten before assuming a short-term model works — confirm current fees and requirements with the Village before committing to any strategy that depends on them.
Condominium rules still govern independently. A Village permit does not override an association's own documents. If the condominium prohibits short-term rentals, no municipal permit changes that. Minimum lease terms, rental caps and post-purchase waiting periods are all set at building level here and vary considerably. Our guide to HOA rental restrictions covers what to verify, and our tenant screening runs alongside association review.
Waterfront operations differ from inland. River-front properties carry dockage questions that need documenting in the lease, seawall condition that should be assessed at purchase rather than discovered mid-tenancy, and salt and brackish exposure that accelerates wear on exterior fixtures and HVAC equipment. 24/7 maintenance coordination and proactive make-ready coordination matter more on the water than inland.
Flood zone and insurance. River and Intracoastal-adjacent parcels carry meaningful flood exposure. Flood coverage is separate from landlord property insurance, and Florida's flood disclosure requirement applies to every lease of a year or longer. See rental property insurance in Palm Beach County.
Tequesta shares Jupiter's seasonality without Jupiter's scale. Demand strengthens November through April, but the village's smaller inventory means individual listings face less direct competition and more variable timing. Our overview of seasonal rental trends covers the pattern.
