Property assessment

We walk the house with you or on your behalf, look at the systems, note the age of what matters, and tell you which plan it actually needs — including when that answer is the smallest one.

Your manager and your schedule

One named manager is assigned to your home and keeps it. Visit windows are set, access and alarm codes are documented, and your vendors are folded into our bench.

Twice a month, then a note

Every visit ends in a short written note from the person who was in the house. If something needs doing, it comes with a photo, a cost and — on Estate and above — a vendor already booked.

Rates are monthly, for residences up to 4,000 sq ft under air, in Palm Beach County. Seasonal plans run any six consecutive months and are subject to availability — annual agreements are placed first. All rates are confirmed after a property assessment.

What we put our own money behind

Miss a visit, that month is free.

If a scheduled visit does not happen inside its window, we credit the full month — no claim form, no conversation. The one exception is a named storm, an evacuation order or a condition outside our control, in which case we go at the first safe opportunity and tell you why.

You never chase us.

Call, text or email during business hours. If four hours pass without a reply from a person who knows your house, tell us — that month is free. This was never about paperwork. It is about never wondering.

Quoted first, and never marked up.

No add-on, vendor charge or overage reaches an invoice you did not approve in advance. If it was not quoted to you first, it comes off. And when we arrange a vendor, their invoice is passed to you exactly as written — at our negotiated rate, with no markup on top.

Questions worth asking

Isn't this a lot just to check on a house?
It would be, if checking were all that happened. Anyone can tell you there is water under the sink — the question is what happens in the next hour. We are a licensed brokerage managing property in this county every day. We already have the plumber, we already have the rate, and we do not have to wait for you to find one. Most home watch companies find things and hand them back to you.
Someone quoted me $150 a month. Why are you more?
Usually for one visit a month, from someone whose only move when something breaks is to call you out of state. We would rather tell you exactly what you get than match a number we cannot deliver against. If $150 is the budget, we are honestly not the right firm — and we would rather say that now than take the account and under-serve it.
Someone else offers weekly visits for less. Why fewer visits for more money?
Ask two questions. First: do they go inside, or is it a drive-by and a door check? Second, and this is the one that matters — what happens when they find something? For almost all of them, the answer is that they call you, and then it is your Saturday spent hunting for a plumber from a thousand miles away. Four visits that end in a phone call are worth less than two that end in the problem being handled.
Can we just do once a month?
We do not offer it. Mold establishes in 24 to 48 hours in this climate, and thirty days is a long time for a supply line to run into a closed-up house. Every plan we sell includes two visits. That is the standard here, and it is not something we flex on.
I have cameras and a smart water shutoff. Isn't that enough?
Those cut your worst-case loss and we would recommend them to anyone. They do not smell mildew behind a baseboard, notice the humidity has crept to 68%, catch the ceiling stain forming, or see the ants coming in at the slider. And a shutoff valve does not dry your house, replace the supply line, or get the A/C running again. Sensors tell you something happened. We are standing in the room — and we can fix it.
What do I actually get after each visit?
A note from the person who was in your house. If everything is fine, it says so. If it is not, you get a photograph of what we found, what we think it is, what it will cost, and — on Estate and above — confirmation that we have already booked someone. What you do not get is a forty-page inspection report you will never read.
Who actually enters my home?
Atlis personnel only — background-checked, carrying general liability and errors-and-omissions coverage written for this work. We do not subcontract access. Private Client accounts operate under a signed NDA, and any vendor visit we supervise is attended by Atlis personnel.
Why does the seasonal plan cost more per month?
Because we place annual agreements first and hold a limited number of seasonal slots. Annual clients get priority scheduling, a rate locked for the full term, and coverage in the months you are here but traveling — a pipe does not know which weeks you meant to be away. If seasonal is truly what you need we will take it, but annual runs about 30% less per month.
