Jupiter Owner Guide · Single-Family Rentals · Palm Beach County, FL
Quick Answer
Jupiter is Palm Beach County's highest-rent, slowest-leasing single-family market among its northern cities. Across 247 homes and condos listed for lease on October 4, 2026, the median asking rent was $4,850, the median three-bedroom $5,400, and the median rental sat 55 days. Single-family homes split into three markets that do not share tenants: waterfront (Intracoastal and Loxahatchee River), inland neighborhoods, and acreage in unincorporated Jupiter Farms. Identify which one your home belongs to before you price it, and confirm the flood zone first, because it changes the rent math. Management runs 5–9% of collected rent with a $200 monthly minimum.

Jupiter rentals take longer to lease than anywhere else we manage in northern Palm Beach County, and it is rarely because the house is wrong. Usually the house is being marketed to the wrong Jupiter. A dock on the Intracoastal, a 1980s ranch near Indiantown Road, and five fenced acres in Jupiter Farms each draw a different tenant, and a listing written for one of them misses the other two.
This guide uses October 2026 listing data, flood and statute sources, and how we handle houses across our Jupiter property management portfolio. We live and work here; Jupiter is the market we know best. Our pricing is the same in every sub-market.
Jupiter by the Numbers
| Measure (Oct. 4, 2026) | Jupiter | Palm Beach Gardens | West Palm Beach |
|---|---|---|---|
| Homes and condos listed for lease | 247 | 234 | 968 |
| Median asking rent, all rentals | $4,850 | $3,800 | $2,250 |
| Median 3-bedroom asking rent | $5,400 | $4,800 | $3,050 |
| Median days on market | 55 | 45 | 36 |
| Furnished premium | about 96% | about 62% | about 78% |
The furnished premium tells you how seasonal Jupiter is: furnished rentals asked roughly double what comparable unfurnished homes did. That pulls some owners toward winter season leases. We place annual tenants, and for most houses a qualified 12-month tenant produces the better year once vacancy, furnishing, and turnover are counted. Demand for annual leases comes from Jupiter Medical Center, the Scripps Research and Max Planck Florida campuses, FAU's Jupiter campus, and the finance and professional relocations covered in our Wall Street South and Jupiter rental demand analysis.
What a 96 percent furnished premium really costs
Furnished Jupiter rentals asked nearly twice the unfurnished rent in early October 2026, which looks like easy money until the year is counted. A seasonal furnished rental typically fills four to six months, carries furniture, linens, and utilities, turns over several times, and sits empty through summer. A 12-month unfurnished tenant at the $5,400 median three-bedroom rent collects $64,800 a year with one turnover. For most owners who are not using the home themselves, the annual tenant wins once vacancy and wear are counted.
A realistic lease-up timeline
The 55-day median is a market number, not a forecast for your house. Plan on roughly a week for make-ready and photography, two to three weeks of active marketing for a well-priced inland home, and longer for waterfront or acreage because the qualified pool is smaller. In association communities, add the approval window. Atlis averages 21 days from vacancy to signed lease, and the homes that beat the median are the ones priced to leased comparables on day one.
Three Single-Family Markets in One Town
Waterfront and near-water homes
Homes on the Intracoastal and the Loxahatchee River, Florida's first federally designated Wild and Scenic River, compete on dock access, seawall condition, lift capacity, and water depth. The tenant is usually a boater or a professional paying for the water, and the first question at every showing is about the dock. Communities such as The Bluffs show how layered this gets: seven associations with different lease rules, documented in our Bluffs rental guide.
Inland neighborhoods
Inland single-family homes between US-1 and I-95 and west toward the Turnpike compete the way houses do across the county: schools, commute, yard, and condition. These are Jupiter's fastest-leasing houses when priced right, because the tenant pool is broadest.
Acreage in Jupiter Farms
Jupiter Farms is unincorporated Palm Beach County: wells, septic, no HOA, and properties zoned to allow horses and work vehicles. The right tenant is narrow but loyal. Our Jupiter Farms acreage guide covers wells, septic, horses, and the lease terms that prevent disputes.
A home a few streets back from the water with no dock is not a waterfront comparable; pricing it as one overprices it, and pricing it as a generic inland house underprices it. We classify every Jupiter listing before we set a number.
Your competition crosses town lines
A tenant shopping for a Jupiter house is usually also looking in Tequesta and Juno Beach, and sometimes north into Martin County. Those markets share schools, beaches, and commutes, so their current listings belong in your comparable set. If a similar home in Tequesta is asking several hundred dollars less with a pool, your listing has to explain why yours is worth more, or match it.
Condition decides the outcome
In a market where the median rental sits 55 days, condition separates the homes that lease in three weeks from the ones that sit for two months. Before listing, we confirm AC age and service history, roof age and insurability, irrigation function, pool equipment, and, for waterfront homes, dock boards, lift operation, and seawall cracks. Fixing the visible items before photography usually costs less than a single month of vacancy, and it shapes the renewal decision a year later: tenants who move into a well-prepared home renew at higher rates and leave smaller deposit disputes behind.
Jupiter against its neighbors
Jupiter's median three-bedroom asked $5,400 in early October 2026, against $4,800 in Palm Beach Gardens and $3,050 in West Palm Beach, and it took the longest to lease of the three. Tenants priced out of Jupiter move south to Palm Beach Gardens or north into Tequesta, so a Jupiter house has to justify the premium with the things only Jupiter offers: the inlet and river, the beaches, the school assignments, and the shorter drive to the northern employers. If your listing does not say which of those your house delivers, the tenant will compare it on rent alone.
Flood Zone, Insurance, and Jurisdiction Come Before Rent
Flood zones in Jupiter change from street to street near the water. Check the parcel on FEMA's Flood Map Service Center and the Town of Jupiter flood page, then price the landlord (DP-3) policy and any flood policy before you set the rent. Dock, seawall, and lift coverage are not automatic in a dwelling policy. Our Palm Beach County rental insurance guide covers what to ask your agent.
Jurisdiction matters too. Jupiter Farms and other areas with a Jupiter mailing address sit in unincorporated Palm Beach County, and Jupiter Inlet Colony is its own town. That decides who enforces code, issues permits, and administers flood rules, so confirm it before any renovation.
Dock, lift, and seawall checklist before listing
- Dock boards, pilings, and cleats inspected and photographed.
- Boat lift cycled through a full lift and lower, with motor and cable condition recorded.
- Seawall checked for cracks, leaning sections, and sinkholes behind the cap.
- Water depth at mean low tide confirmed, since boaters ask before they tour.
- Dock lighting, shore power, and water connections tested.
- Any association or permit limits on vessel size or liveaboards noted for the listing.
Each item becomes either a line in the listing or a clause in the lease. A dock that a tenant cannot actually use for their boat is the fastest way to lose a waterfront renewal.
From Our Files
When we took over a small waterfront building in North Palm Beach this September, just south of Jupiter, the docks were the first thing we put in writing. Slips that had been used informally got a separate boat slip license agreement, and we ran a dock income analysis so the owner could see what the slips were actually worth. A single-family home on the Intracoastal deserves the same treatment: if the dock is part of what the tenant is paying for, it needs its own written terms, its own insurance conversation, and its own line on the move-in report.
What the Lease Has to Say in Jupiter
Section 83.51 of the Florida Statutes lets the owner of a single-family home assign maintenance duties to the tenant, but only in writing, and the pest, lock, garbage, and heat-and-water duties in subsection (2)(a) do not apply to single-family homes by default. In Jupiter, that means the lease must address the items specific to each sub-market:
| Sub-market | Lease items that must be explicit |
|---|---|
| Waterfront | Dock and lift use, who maintains them, boat insurance, storm prep for vessels, seawall damage reporting |
| Inland | Lawn, irrigation, pool chemicals and equipment, hurricane shutters, yard debris after storms |
| Acreage | Number and type of animals, fencing and pasture upkeep, well and septic care, work vehicle and trailer parking |
Deposits follow Section 83.49 everywhere: return within 15 days if you make no claim, or send a claim notice within 30 days by certified mail or agreed e-mail. A signed, photo-documented move-in report is what makes a claim stick.
Pricing and Early Performance Indicators
With a 55-day median on market, Jupiter punishes optimistic pricing more than any nearby city. Price off leased homes in the same sub-market, then judge the response at two to three weeks:
- Inquiries. Thin inquiries usually mean price or the lead photo; for waterfront homes, lead with the dock and water view.
- Showings to applications. Tours without applications point to condition or a mismatch between the listing and the house.
- Approval fit. In association communities, applicants who fail approval waste weeks; screen to the community's criteria with our tenant screening process before the showing.
A concession such as a free first half-month can work for a stalled listing, but in Jupiter it rarely beats a clean price adjustment, because tenants compare monthly rent across listings and a concession does not show up in that comparison. If you do offer one, put it in the first line of the listing and in the lease, and set the renewal increase from the full contract rent, not the discounted first month.
If two of the three are weak at day 21, make one decisive change rather than several small ones.
Timing: Season, Storms, and Snowbirds
Annual lease starts between October and April meet the strongest relocation demand; summer starts follow the school calendar. Hurricane season runs June 1 through November 30, so waterfront leases need vessel and dock storm provisions and every lease needs shutter responsibility, covered in our hurricane insurance and shutters guide. Owners who spend winters here and summers elsewhere often do better with home watch and estate care than a tenant; our Admirals Cove home watch guide shows what that looks like in practice.
Septic, wells, and older systems
Acreage and some older inland homes run on septic and private wells. The lease should say who pumps the septic and how often, prohibit what should not go down the drains, and assign responsibility for well equipment and water testing. Owners should keep the pump-out and water-test records, because they are the first thing a careful tenant asks for. Inland ranch homes from the 1970s and 1980s also deserve an AC, roof, and electrical panel review before listing, since those are the systems most likely to fail mid-lease.
Common Mistakes Jupiter Owners Make
- Pricing a near-water home as waterfront, or acreage as a standard house.
- Skipping the flood zone check until the insurance quote arrives after the lease is signed.
- Leaving the dock out of the lease, the single most common waterfront dispute.
- Assuming zoning allows horses because the property looks like it should.
- Using one listing template for all three sub-markets.
Adjustment Triggers
- If a waterfront home has had no serious inquiry in 30 days, the dock, seawall, or lift condition probably is not addressed clearly in the listing.
- If flood or wind premiums rise at renewal, rerun the minimum rent before the next renewal offer.
- If an acreage listing draws families but not horse owners, remarket it to the audience actually responding.
- If a tenant renews, compare the rent to current leased comparables using our lease renewal strategy before raising it.
How Atlis Manages Single-Family Homes in Jupiter
Management is 5 to 9 percent of collected rent with a $200 monthly minimum, with eight written guarantees including on-time payout by the 10th, no fees while vacant, and eviction protection up to $1,100. Portfolio-wide we collect 98 percent or more of rent monthly, renew 74 percent of tenants, and average 21 days from vacancy to signed lease. Our vendor pricing does not change by neighborhood: a seawall or dock repair on the Intracoastal is priced on scope and material, the same as the identical job inland.
Frequently Asked Questions
What does a single-family home rent for in Jupiter in 2026?
Across 247 Jupiter homes and condos listed for lease on October 4, 2026, the median asking rent was $4,850 and the median three-bedroom was $5,400. Homes.com put median single-family rent around $4,600, with townhouses near $3,400. Waterfront and Intracoastal-adjacent homes run well above those medians, while older inland homes and acreage often lease below them.
Why do Jupiter rentals take longer to lease than West Palm Beach?
The median Jupiter rental sat 55 days in early October 2026, against 36 in West Palm Beach and 45 in Palm Beach Gardens. Higher rents mean a smaller qualified tenant pool, and Jupiter has three distinct sub-markets, so a listing marketed to the wrong one sits. Correct pricing and sub-market-specific marketing are what close that gap.
Do I need flood insurance for a Jupiter rental?
It depends on the property's flood zone, which can differ between neighboring streets near the Intracoastal and the Loxahatchee River. Look up the parcel on FEMA's flood map service and the Town of Jupiter's flood information page, and confirm your landlord policy and any flood policy before you set the rent, because the premium belongs in the rent math.
Can a tenant keep horses on a Jupiter Farms property?
Only if the property's county zoning and its actual setup, fencing, shelter, and water, both support it, and the lease says so explicitly. Jupiter Farms is unincorporated Palm Beach County, so county rules apply, along with wells, septic, and no HOA. Our Jupiter Farms acreage guide covers the details.
Is my Jupiter address inside the Town of Jupiter?
Not always. Jupiter Farms and other areas with a Jupiter mailing address are unincorporated Palm Beach County, and Jupiter Inlet Colony is its own municipality. Jurisdiction decides who handles code enforcement, permits, and flood regulations, so confirm it on the parcel record.
What does Atlis charge to manage a Jupiter home?
Management is 5 to 9 percent of collected rent with a $200 monthly minimum, full service only. There is no fee while the home is vacant, the rate is locked for the life of the partnership, and our eight written guarantees apply to waterfront, inland, and acreage homes alike.
