The gate is manned around the clock, the Master Property Owners Association keeps roads, waterways, and landscaping in order, and the club is open year-round. That can lull a seasonal owner into thinking the house is looked after. The gate is. The house behind it, with its 1990s plumbing, its dock, and its A/C running unattended through a Jupiter summer, is a different question.
This guide is for the owner who is here for the season and elsewhere the rest of the year. It covers what the community provides, what it does not, and how to structure home watch and estate care so the house is in the same condition in November that you left it in May.
Admirals Cove at a Glance: What Makes It Different
A Yachting Community First
Admirals Cove was built from 1986 onward, and water is the organizing idea. The MPOA counts 893 homes on nearly 1,000 acres, 13 miles of roadway, and seven miles of navigable waterways reaching the Intracoastal with no fixed bridges, about two miles from Jupiter Inlet. Home types run from canal-front estates and golf-course homes to patio homes, villas, harbor homes, and the Nautical Way condominiums.
Two Layers of Governance
The MPOA, with a seven-member board, handles security, roads, waterways, architectural review, and landscape conformity, with sub-associations beneath it. Separately, The Club at Admirals Cove is a member-owned equity club, and membership is required to purchase. It runs 45 holes of golf, the marina, a 32-room inn, and the spa, and stays open through summer.
An Aging First Generation of Homes
The market headlines are new construction: a $34 million record on Commodore Drive in November 2024, and a $23 million sale of an unfinished estate on the same street in April 2026. Behind those, many original late-1980s and 1990s homes are either rebuild candidates or houses with 30-year-old roofs, supply lines, and panels. That age makes an unattended summer risky.
What a Closed Admirals Cove Home Needs Between Visits
Honest Context: The MPOA Home Minder Program
The MPOA offers a fee-based Home Minder service: weekly checks of the A/C, alarm, doors and windows, landscaping, pest intrusion, pool, refrigerator, and water systems, with emailed reports, storm-season prep, mail handling, and vehicle care, billed quarterly on the MPOA statement. It is a legitimate option run by people inside the gate. Where full estate care differs is depth and follow-through: complete interior walk-throughs with a written photo note each time, the same manager every visit, and the person who finds the problem also arranges and supervises the repair, quoted first and billed at cost.
Water Inside, Water Outside
Inside, the supply lines matter most: washer and ice-maker hoses, the water heater, and the main shutoff, which should be closed when the house is empty unless a system needs it open. Outside, the seawall cap, dock pilings, lift, and shore power are the highest-value items on a canal lot, and salt works on them daily. Palm Beach County's FEMA flood maps took effect December 20, 2024, and canal and lake parcels are the exposed ones, so know your zone before storm season.
Getting Contractors Through the Gate
Guests are registered through gateaccess.net, the app, or the automated phone line, and short-stay visitors can get temporary barcodes. Frequent vendors must apply for a photo access card, which is non-transferable and can be deactivated for rule violations. Renovations and exterior changes go through the MPOA's Architectural Design Review. A summer roof or dock project therefore needs someone local to hold the approvals, meet the crew, and confirm the work matches what was approved. In an original-era home the fix is simple: close the main when you leave, and have a person inside twice a month who runs the water and looks under every sink.

Treating the Gate as the Watch
Security keeps strangers out. It does not know the ice maker is leaking. The two get confused because the community is so well run.
Leaving the Boat as an Afterthought
A vessel in the slip all summer needs lines checked, bilge pumps confirmed, and a storm plan that satisfies the MPOA tie-down rule. The most exposed asset is floating behind the house.
Skipping the Photo Access Card
A vendor turned away at the gate in July does not come back until August. Standing vendors should have their cards before the owner leaves.
Starting a Renovation Without Someone Local
Design review approval is the beginning. Someone has to confirm the work matches the drawing on file, week by week.
When to Adjust: Triggers That Change the Plan
A tropical system is forecast. Stow, tie down, shutter, photograph, then inspect the dock and seawall the day access is restored. The club or MPOA announces a project. Construction traffic and closures change vendor scheduling. Your roof passes 20 years. Renewals get harder and a summer leak more likely; add attic and ceiling checks to every visit. You buy a bigger boat. The lift, shore power, and storm plan all change. The house goes on the market. Showings and inspections need access and supervision in months you are not here.
Who This Is For
