West of the Turnpike on Indiantown Road, the Farms is a 15-square-mile grid of acre-plus lots, dirt side roads, barns, and custom homes where the landlord writes the rules. That freedom draws tenants and traps owners, because everything an HOA would regulate lands on you. Step 1: Write the Well-and-Septic Addendum
We could not document any municipal water or sewer in the Farms. Your tenant drinks from your well and flushes into your septic tank, and both are owner-owned. Test the well for coliform, nitrate, hardness, iron, and manganese before each tenancy, and keep the softener or iron filter on an owner-paid schedule. Tanks are pumped every three to five years and inspected every one to three; we keep both on the owner's side. Under Florida's 2024 rule change, a replacement system in a mapped impacted area must be an enhanced nutrient-reducing unit.
What the Jupiter Farms Addendum Should Cover
- Septic use rules: no wipes or grease; report slow drains the same day.
- Well and filtration: owner-paid media and salt; tenant does not adjust the system.
- Vehicles: county limits on recreational equipment, RVs, and commercial vehicles, and where they park.

The Costliest Jupiter Farms Mistake: Treating Septic Like Sewer
An owner leases a 1990s home with an original tank, never pumps it, and never tells the tenant what a drainfield is. Wipes and grease go down for two years. The first symptom is a wet patch in the yard; the second is sewage in the tub. By then the drainfield is saturated, the replacement may have to be an enhanced nutrient-reducing system, and the tenant is relocated at your cost. Flood risk is minor overall, but parcels near wetlands or the Loxahatchee headwaters can sit in a special flood hazard area. Pull the FEMA panel, make the written flood disclosure Florida requires on leases of a year or longer, and add an equine liability rider if the tenant keeps horses.
Assuming No HOA Means No Enforcement
Neighbors complain about unregistered vehicles, a business run from a barn, and unpermitted structures, and the citation names the owner. Make the tenant responsible for compliance in the lease, with your right to cure at their expense.
Marketing the Commute as Easy
Indiantown Road west of I-95 logged 217 crash dispatches in 25 months, and widening runs fall 2026 to fall 2027. Sell the land and the school, and be candid about the road; a tenant misled at month two does not renew.
When to Adjust: Triggers That Change the Plan
New supply next door. About 100 Pulte homes were approved near I-95 and Indiantown Road; new construction in town will pull the family tenant who does not need an acre, so lean on land features when that inventory lists. The school decision. A proposed 985-student private campus on Indiantown Road drew organized opposition; its outcome was unsettled in the sources we reviewed.
