Owners say "I have a place in the Bluffs" as if that settles the question. It does not. A DiVosta 3/2 on Ridge Road, a quad townhome on 19th Court, and an oceanfront 2/2 on South Seas Drive sit in different associations with different lease minimums, pet limits, and vehicle bans; a tenant who fits one is prohibited in another. This is the community in our Jupiter property management territory where the first question we ask is not the address but the sub-association.

This guide lays out the rules as brokers and association sites report them, the annual rent bands for October 2026, and the mistakes that cost Bluffs owners a tenant. Several rules are broker-reported rather than pulled from recorded documents, so confirm yours with the board. Our pricing is the same across all seven.

The Bluffs at a Glance: What Makes It Different

Two Sides of US-1

The Bluffs straddles US-1 on the south side of Jupiter, ZIP 33477, between the Intracoastal and the Atlantic. The river side, west of US-1, holds the single-family Ridge and River sections, the Lakes townhomes, Bluffs River North, and the Marina condos with deepwater slips about three miles from the inlet. The beach side is Ocean North and Ocean South, roughly 320 oceanfront condo units. DiVosta built most of the community between 1984 and 1986, which is why so many homes share the same 1,889-square-foot 3/2 plan.

Who Lives Here and Who Rents

The median age is 66 and just over half of residents are 65 or older. Annual landlords compete with seasonal owners renting furnished for four months at a premium, and the rulebooks reflect a retiree community: pet weight limits, vehicle bans, a carpet rule. The annual tenants who fit are Jupiter Medical Center staff, boaters who want a Marina slip, downsizers, and couples who value walking to the beach over square footage.

How to Rent and Manage a Home in The Bluffs

Step 1: Identify Your Sub-Association and Its Rules

The Ridge, 618 zero-lot-line homes, and the River, about 362 homes with some 30 private Intracoastal slips, are the friendliest to annual leases and large dogs. The condo associations are stricter, Ocean South most of all. The Lakes allows dogs to 25 pounds, but its lease minimum, like Bluffs River North's, was not verified. Waiting periods, application fees, and association deposits were not documented for any of the seven.

Step 2: Price Against Annual Comps, Not Seasonal Listings

Bluffs listings mix furnished winter rentals with annual leases, and the seasonal numbers will mislead you. Strip them out and the annual bands are: a Ridge 3/2 at $3,800 to $6,500, with a 2026 three-bedroom median near $5,750; a Lakes townhome at $2,500 to $3,500; a Marina 2/2 at roughly $2,200 to $3,500; and an Ocean South 2/2 at about $2,700 to $4,200. Step 3: Screen for the Rules, Not Just the Credit

Our tenant screening checks credit, income, rental history, and background everywhere. In the Bluffs it adds a rules interview before any fee is paid, because a qualified tenant with a work van or a 40-pound dog cannot live in most of this community.

The Bluffs Pre-Application Checklist

  • Every vehicle the household drives, including a work truck, a Wrangler, or a motorcycle, and where it parks after dark.
  • Pets by weight, against the 20-pound Marina limit, the 25-pound Lakes limit, or the oceanside no-pet rule.
  • Lease length and count, so an early exit and re-let never breaches the minimum or the leases-per-year cap.
  • Flooring in Ocean South, where carpet is required in main living areas.

The Costliest Bluffs Mistake: Placing a Tenant the Association Will Not Tolerate

A Ridge owner approves an electrician with excellent credit who parks a lettered van in the driveway. The after-dark vehicle rule is enforced within weeks, the tenant cannot comply, and the lease ends early. Because the Ridge allows one lease per year, the owner waits out the term with an empty house, paying roughly $331 a month in HOA fees plus the mortgage. The same story plays out with a 40-pound dog at the Marina. The fix is unglamorous: read the rules before the showing and decline the mismatch before anyone pays a fee, which is how we run every Jupiter rental we manage.

Common Mistakes Bluffs Owners Make

Underwriting a Condo Without Asking About Inspections

The Marina, Ocean North, and Ocean South are four-to-five-story buildings from 1984 to 1986, inside Florida's post-2022 milestone-inspection and structural-integrity reserve requirements. We could not find the status or any resulting assessments. Ask the board for the inspection report and reserve study before setting a rent that assumes today's fee, which is itself quoted inconsistently online.

Guessing at the Flood Zone

The oceanfront buildings sit on a barrier strip the Town of Jupiter flags for coastal high-hazard VE zones, and new FEMA maps took effect December 20, 2024. Marina and River waterfront lots are likely AE; the Ridge and Lakes zones were not documented. Pull the panel from the Town of Jupiter flood page and make the written flood disclosure Florida requires on leases of a year or longer.

Skipping the Roof and Four-Point on a 1985 House

Many Ridge and River roofs have been replaced, many have not, and insurers will ask. Get the four-point and wind-mitigation inspections before listing. If the home has a pool, keep service on the owner's side of the lease.

When to Adjust: Triggers That Change the Plan

A milestone inspection or reserve study lands. A special assessment on a 1980s condo changes the rent-versus-sell math the day it is announced. Season turns. From November through April, furnished seasonal listings flood the Lakes and the ocean buildings; we set annual terms to end in late spring. A rule change. Boards revisit lease minimums, pet limits, and vehicle rules; a change to the once-per-year rule alters how you handle an early exit. Hurricane season, June 1 through November 30. Ocean buildings take direct Atlantic exposure and the Marina takes Intracoastal surge; confirm shutter duties and the association's storm protocol before the first watch.

Who This Is For

The Ridge or River owner who moved up. Your 3/2 is the easiest annual rental in the Bluffs: 90-day minimum, large dogs allowed, a $5,750 median rent a third of a mile from the beach. The Lakes townhome investor. The $2,500 to $3,500 band is modest, but the HOA maintains the landscaping; confirm the lease minimum first. The condo owner tired of seasonal turnover. An annual tenant trades peak winter rent for twelve months of income and one move-in; Ocean South's one-lease rule makes that almost automatic. The trust holding a unit pending sale. What is the carpet rule at Ocean South?

Ocean at the Bluffs South requires carpet in main living areas and does not permit wood or tile there, a sound-transmission rule common in older multi-story buildings. A unit renovated with hard flooring may be out of compliance before a tenant moves in, and area rugs do not cure it. Confirm the current rule with the association and inspect the flooring before you list.

Is an annual lease or a seasonal rental better in The Bluffs?

Seasonal grosses more per month but carries two turnovers, empty shoulder months, furnishing costs, and, in Ocean South, a one-lease cap that makes it impractical.
