Our office is on PGA Boulevard, a short drive from the Frenchman's Creek gate, so we see the same thing every spring: owners head north in May having spent real money on the club and very little thought on the house. Frenchman's Creek is famous for service, and a member can reasonably assume the community has things covered. Inside the gates of Palm Beach Gardens' most service-oriented club, the house itself is still the owner's problem.

The neighborhood's median build year is 1988. Some homes have been rebuilt; many have not. A house from that era is likely to have a roof near the end of its useful life, original drain lines, a water heater on borrowed time, and an electrical panel insurers are starting to ask about. None of that fails politely. It fails in August, with the owner in Connecticut. The watch has to be built around those systems: attic and ceilings every visit, the water heater pan and every supply line, the panel, and the A/C drain lines.
Honest Context: The Club's House Watch
The club advertises concierge services from home repair and house watch to hurricane preparation and shelter, covered by an annual service charge rather than tips. If you are a member, ask for the written scope: how often someone enters, what they check, whether you receive photos, and who arranges a repair. Our estate care differs in structure: two full interior walk-throughs monthly on every plan, a photo note after each, a consistent manager, and vendors quoted first and billed at cost through our maintenance services. Some owners use both.
Canal-Front Homes: Dock, Lift, and Seawall
On Rhone, Calais, and Loire the most exposed asset is behind the house. Palm Beach County's FEMA maps took effect December 20, 2024, and canal and lakefront lots are the parcels to check. When to Adjust: Triggers That Change the Plan
The house goes on the market. Visits get logged against showing dates, and the photo record becomes a seller's document. A storm enters the forecast. Confirm who executes the club's preparation versus yours, then photograph, shutter, stow, and inspect afterward. The roof or water heater passes an insurer's age threshold. Replace in the summer window, supervised, on your schedule rather than the insurer's. A club project is under way. Construction traffic changes vendor timing near Tournament Drive. Your residency shrinks. Six weeks a year instead of six months means a year-round closed house; step up from Watch to Estate.
