Singer Island Condo Home Watch: What a Closed Unit Needs Between Visits in the Milestone and SIRS Era

Singer Island Condo Home Watch: What a Closed Unit Needs Between Visits in the Milestone and SIRS Era

Singer Island Owner Guide · Seasonal Condo Home Watch · Riviera Beach, FL

Quick Answer

A Singer Island condo closed from May to October needs its A/C running and humidity controlled, its water valves and supply lines checked, its sliders watched for salt corrosion, and someone with keys who can admit the association's engineers. Most north-end towers date from the 1970s and 1980s, squarely inside Florida's milestone inspection and structural reserve rules, and 17 sit on a beach where the county halted sand restoration in April 2026. The building manages the structure. The unit, and the damage it can do to its neighbors, is still yours.

Most home-watch advice is written for houses. Singer Island is a different problem. The island holds thousands of condominium units along North Ocean Drive, most owned by people here from November to April, many in buildings whose rental rules keep the unit empty in summer. A closed unit on the eighteenth floor has its own failure modes, and they mostly involve water and the neighbors below.

This guide covers what a closed Singer Island condo needs between visits, how the building's inspection and reserve obligations affect an owner 1,000 miles away, and how home watch and estate care works when the front door is on a hallway rather than a driveway.

Singer Island at a Glance: What Makes It Different

A Vertical Island

Singer Island is a barrier peninsula in Riviera Beach, with Palm Beach Shores at its southern tip, the Blue Heron Bridge to the west, and MacArthur Beach State Park to the north. It is not gated. The north end is dominated by 1970s and 1980s towers such as Cote d'Azur, built in 1974 with 208 units, and Eastpointe I and II from 1977 and 1981; the 2000s brought newer towers such as the Ritz-Carlton Residences. Single-family homes are limited to lagoon-side pockets like Yacht Harbor Manor and Palm Beach Isles.

The Beach Is the News

The north 1.2-mile stretch from Cote d'Azur to Water Glades has lost its beach. Waves reach the seawalls at low tide, and in April 2026 Palm Beach County halted restoration there, saying sand in front of the seawalls could not be sustained. Riviera Beach responded with an emergency dune project of roughly $6 million, while a long-term study runs through July 2027. Residents in buildings such as Eastpointe I report declining prices and volume; Redfin showed a median of $912,500 in November 2025, down 24 percent in a year.

Rules Set Building by Building

There is no master association. Each building sets its own lease minimums: commonly 30 days where short stays are allowed, 90 days in seasonal buildings, and six months in restrictive ones. Eastpointe allows one three-month rental a year; Cote d'Azur allows two with a 90-day minimum. Riviera Beach treats anything under 30 days as a short-term rental requiring city and state licensing, with fines for unlicensed operation.

What a Closed Singer Island Condo Needs Between Visits

Humidity Is the Everyday Enemy

Owners turn the A/C off to save money and come back in November to mildew, warped cabinet doors, and a smell that will not leave. A closed high-rise unit needs the A/C running at a sensible setpoint, the condensate line clear, and a humidity reading in every room twice a month. Sliders and railings take salt spray on the ocean side, so tracks and fasteners get checked. Every Atlis plan includes two full interior walk-throughs monthly with a photo note after each.

Water, and the Units Below You

In a tower, a failed supply line does not stop at your floor. Unit water valves should be closed when you leave if the building allows it, the water heater inspected or shut down, and hoses replaced on a schedule. A visit runs each fixture, checks under every sink, and looks at the ceiling for trouble from above. When a repair is needed, we arrange it through our maintenance coordination, quoted first, billed at cost, and scheduled inside the building's contractor hours.

Access for the Building's Own Work

Under the 2025 update to Florida's condo safety law, buildings of three or more habitable stories get a milestone inspection at 30 years and every ten years after, plus a structural integrity reserve study every ten years, and associations with 25 or more units must post documents online. On Singer Island that means engineers on balconies through the summer and unit-access requests arriving by email while you are away. A home-watch provider with keys and authority to admit them keeps your unit from delaying the building.

Closing a Singer Island Unit for the Summer

  • A/C on, setpoint agreed, drain line flushed, filter changed.
  • Water: unit valves closed if permitted, heater inspected, old hoses replaced.
  • Balcony: furniture inside, sliders locked, shutters or panels ready per building policy.
  • Front desk: your home-watch provider on the authorized entry list, with a key and the alarm code.
  • Paper: latest milestone report, reserve study, insurance declarations, board contacts in one folder.

Storms on an Evacuation-Zone Island

Oceanfront parcels here are in the V flood zone, lagoon-side single-family lots in AE, and the barrier islands from MacArthur Park south are in the county's mandatory evacuation tiers. The Tiara tower was damaged badly enough in 2004 that residents were displaced until 2008. The building handles the envelope; you handle the balcony, the shutters or panels your building requires, and a post-storm interior check as soon as the lobby reopens.

The Costliest Risk: Your Leak, Three Units Down

A failed water heater in a closed unit on the twentieth floor does not just ruin your flooring. It runs into the unit below, and the one below that, and the claim comes back to you. The damage is measured in other people's kitchens. Closing the unit valves and having a person inside every two weeks is the whole prevention plan.

Common Mistakes Singer Island Owners Make

Turning the A/C Off

The electric bill saved is a fraction of the remediation bill. Leave it on and have someone verify it is running.

Assuming the Front Desk Is a Home Watch

Building staff manage the lobby, garage, and common areas. Some will do a courtesy look if asked; few will run your fixtures, read humidity, or send photos. Confirm what your building offers, in writing.

Ignoring the Access Request

An unanswered email about a balcony inspection becomes a locksmith bill and a note in the minutes. Someone local should hold keys and answer.

Renting Outside the Building's Rules

One three-month lease a year means one. A second tenant, or a 20-day stay, is an association violation and, under 30 days, a city licensing problem too.

When to Adjust: Triggers That Change the Plan

A milestone report lands. Read it, and expect contractor activity and access requests to follow. An assessment is proposed. Attend the vote by video; if you may sell, know that buyers now ask for the reserve study first. The dune project changes course. North-end owners should photograph the seawall and beach at each visit for insurers and buyers. An evacuation order is issued. Balcony cleared, shutters up per building policy, photos taken, interior checked when the lobby reopens. A tenant is coming. Access, inventory, and the building's approval process need handling before the lease starts.

Who This Is For

The seasonal oceanfront condo owner. Here November through April. Atlis Watch, at $295 a month on a 12-month agreement, provides two interior walk-throughs a month, a photo note each time, and a consistent manager the front desk comes to know.

The owner who leases one season a year. Watch covers the empty months and the turnover between the tenant leaving and the owner arriving. Whether we also manage the lease is a separate conversation.

The lagoon-side single-family owner. A house in Yacht Harbor Manor or Palm Beach Isles has a dock, a lift, an AE flood zone, and a yard. Atlis Estate at $595 adds vendor coordination for pool, landscape, pest, A/C, and cleaning, plus hurricane preparation and post-storm inspection.

“Condo owners tell me the building takes care of everything. The building takes care of the building. Your water heater, your sliders, your humidity, and your neighbor's ceiling are yours.”

Frequently Asked Questions

Can I rent my Singer Island condo while I am away for the summer?

It depends on your building. Common minimums are 30 days where short stays are allowed, 90 days in seasonal buildings, and six months in restrictive ones; Eastpointe allows one three-month rental a year and Cote d'Azur two with a 90-day minimum, no pets at either. Anything under 30 days is a short-term rental under Riviera Beach rules and needs city and state licensing. Read your declaration before listing.

Does my Singer Island building have to do a milestone inspection?

If it has three or more habitable stories, yes. Florida requires a milestone inspection at 30 years and every ten years after, and a structural integrity reserve study every ten years, with the budget aligned to it. Most north-end towers date from the 1970s and 1980s and are past their first milestone. Ask the board for the latest report; associations with 25 or more units must post documents online.

Does home watch work in a high-rise condo?

Yes, with the building's cooperation. We are added to your authorized entry list, hold a key and alarm code, and follow the building's rules on contractor hours. The visit is the same as in a house: every room, every fixture, humidity, A/C, and photos. Our estate care plans start with Atlis Watch at $295 a month, which is the fit for most units.

Should I turn the A/C off in my Singer Island condo when I leave?

No. A closed unit with the A/C off through a Florida summer grows mildew on fabric, warps wood, and develops an odor that is hard to remove. Leave it running at a moderate setpoint, flush the condensate line before you go, and have someone verify twice a month that it is running and humidity is under control. Electricity is the cheapest part of owning a closed unit.

What is happening with the beach on the north end of Singer Island?

The 1.2-mile stretch from Cote d'Azur to Water Glades, fronting 17 buildings, has eroded to the seawalls. Palm Beach County halted restoration there in April 2026, Riviera Beach launched a roughly $6 million emergency dune project, and a long-term study runs through July 2027, with a permanent fix five or more years away. Owners there should document the shoreline at every visit.
