Jupiter Island sits just north of the Palm Beach County line, inside Martin County, with a Hobe Sound mailing address. We serve it from our Jupiter base a few minutes down Beach Road, because a home-watch visit is only useful if the person doing it can reach the house quickly. Most owners are here from late fall through spring and gone all summer, exactly when a shut house on a barrier island is under the most stress.

Jupiter Island at a Glance: What Makes It Different
A Town, Not a Gated Community
Jupiter Island is an incorporated town, established in 1953, with its own police department and Land Development Regulations. There is no master HOA and no guardhouse at the bridge. Nobody logs your contractors in or out, and no association will notice a burst supply line. The Town governs architecture through a Development Review Board; it does not watch houses.
Two Shorelines, Nine Miles Long
The island runs roughly nine miles from the county line to the Hobe Sound National Wildlife Refuge, Atlantic to the east, Intracoastal to the west. About 512 houses sit on roughly 855 acres; the median parcel is 1.1 acres and about a quarter are two acres or more. Homes run from Reed-era cottages to new estates, many with Intracoastal docks. Lots this size mean guest structures, equipment yards, and a lot of surface for salt.
The Season and the Club
The invitation-only Jupiter Island Club at the north end, a Reed-family creation of the 1930s and 1940s, closes June through September. The Town code defines winter season as November 1 through April 30. Together those give the island an in-residence window and an empty one. Median sale prices ran around $8.5 million in 2025, and roughly a quarter of transactions never reach the MLS.
What a Closed Jupiter Island Home Needs Between Visits
Humidity Control From May Through October
The most common summer problem in a closed coastal house is moisture, not a leak. An A/C set high to save money runs short cycles that never pull humidity down, and by August you have mildew on leather and swollen doors. The fix is a sensible setpoint, dehumidification where possible, and a person inside every two weeks reading humidity in the closed rooms.
Salt, Docks, and Seawalls on Both Sides
Condensers, generator enclosures, gate hardware, and dock fittings corrode faster here than ten miles inland. Docks also fall under the Town's lighting rules during sea-turtle season, March 1 through October 31. A visit should walk the dock and check the seawall cap after any strong east wind. When a vendor is needed, we arrange it through our maintenance coordination at cost, quote first, no markup.
Contractors and the Winter Freeze
In June 2026 the Town adopted Ordinance 421, rewriting its construction-hours rules. In winter, restricted equipment, meaning cranes, pile drivers, concrete pumps, demolition gear, and anything over 72 decibels at 50 feet, is prohibited outright; in summer it runs 7:30 to 6:00 on weekdays only. Winter construction hours are 8:30 to 5:30 weekdays and 8:30 to 1:00 Saturdays. What Every Jupiter Island Walk-Through Should Cover
- Moisture: humidity in closed rooms, ceilings under bathrooms, A/C drains and pans.
- Water: every fixture run, main shutoff, ice-maker and washer lines, water heater.
- Grounds: roof line, irrigation, pool pad, gates, generator exercise.
- Shoreline: dock lines and lighting, seawall cap, any new scarp at the dune.
- Paper: dated photos, a written note, owner approval on every charge.
Storm Season and the Erosion Question
Hurricane season, June 1 through November 30, overlaps almost exactly with the months the house is empty. The Town runs one of the longest beach-nourishment programs in the country, but a May 2026 assessment still found sections only about 550 feet wide from ocean to Intracoastal, with a 450-foot stretch near Peck Lake called critically susceptible to storm damage. That does not mean your lot will wash out. It does mean post-storm inspection with photographs is not optional.
The Costliest Risk: An Unshuttered House With No Named Person
A storm in the cone on a Thursday, an owner in Connecticut, shutters that need a crew, and no one with keys and authority to act. We found no Town rule on shutter timing, so settle it before June 1, in writing, with a named person who can reach the house. On the Estate and Private Client plans, hurricane preparation and post-storm inspection are included.

Common Mistakes Jupiter Island Owners Make
Relying on the Housekeeper as the Watch
A housekeeper who comes monthly is not checking the air handler pan or the water heater, and is not supposed to. Cleaning and watching are different jobs, and the second needs a written record.
Scheduling the Seawall Job for December
Owners notice problems in residence and want them fixed while they can watch. That runs into the winter equipment ban. Document it in season, permit it, and have someone supervise the work in summer.
Leaving the Water On With Nobody Inside
A failed supply line on a two-acre lot can run for days unnoticed. Either shut the main, or have a person inside often enough that a leak is caught in weeks, not months.
Assuming a Short Rental Is Simple
Since December 2024 the Town requires a permit for stays under 30 days offered more than three times a year, with a responsible party on site within 60 minutes. Most estates here are not rented.
When to Adjust: Triggers That Change the Plan
A named storm enters the cone. The storm plan takes over: shutters, loose furniture, generator fuel, pre-storm photos, inspection once the bridge reopens. The Town changes the code. It did twice in 2026, on building height and on construction hours; a permitted project may need its schedule redrawn. A project starts. Two visits a month suits a quiet house; a house with a seawall crew needs supervised vendor visits, which the Estate plan includes. The owner's pattern changes. A family that came for five months and now comes for five weeks owns a house closed most of the year. A new erosion survey lands. If the Town's engineering work names your stretch of beach, shoreline checks get more specific.
Who This Is For
The five-month seasonal owner. Here November to April, gone the rest. Atlis Watch, at $295 a month on a 12-month agreement, covers two interior visits and the written photo note. With a pool, dock, and generator, Atlis Estate at $595 adds vendor coordination and storm preparation.
The owner who comes for weeks, not months. Treat the house as closed year-round. Private Client, from $1,195 a month with a dedicated estate director and access management for guests and contractors, fits an owner who wants one accountable person.
The trust or estate in transition. A house held for heirs or awaiting a sale needs a clean paper trail: dated photos, invoices at cost, and a consistent manager whose notes a trustee can read.

Is Jupiter Island in Palm Beach County?
No. The Town of Jupiter Island is in Martin County, with a Hobe Sound mailing address, and begins at the Palm Beach County line, so flood maps, building permits, and the tax collector are all Martin County. We serve the island from our Jupiter base a few minutes south, and it is on the list of areas covered by our estate care program.
Can I do construction on Jupiter Island in the winter?
Limited work, yes; heavy equipment, no. Under Ordinance 421, adopted June 2026, cranes, pile drivers, concrete pumps, and demolition gear are prohibited from November 1 through April 30. Ordinary work can proceed weekdays 8:30 to 5:30 and Saturdays 8:30 to 1:00, never on legal holidays. The building official can grant a short written exception, and three violations can shut a project down for the season.
How often should a closed Jupiter Island home be checked?
Every two weeks, inside, is the floor we work from. Every Atlis plan includes two full interior walk-throughs a month with a written photo note after each. In summer on a barrier island, a month between visits is long enough for a small A/C drain clog to become a ceiling stain and a mildew problem. After a storm or during a project, visits should increase.
Does the Jupiter Island Club check members' homes?
We found no indication that the club offers a house-check service, and it closes June through September, when a closed house needs attention most. The Town does not offer one either. If a neighbor or staff arrangement covers some checks, confirm in writing what is included. The gap is usually the interior: nobody running water, reading humidity, or documenting the house with photos.
Can I rent my Jupiter Island house while I am away?
You can, but stays under 30 days, offered more than three times a year, fall under the Town's vacation-rental ordinance adopted December 2024. It requires an annual permit expiring each September 30, a state transient lodging license, a responsible party on site within 60 minutes, a $1 million liability certificate, and a 12-guest cap. Leases of 30 days or longer fall outside that regime. Rentals here are rare; we found no reliable rate data.
