Downtown Boca Condo Owner Guide · Annual Rental Management · Boca Raton, FL
Quick Answer
Downtown Boca Raton condos along the Mizner Park and Royal Palm Place corridor rent well on annual leases, but three things decide your return: the condo association's own leasing rules, which vary by building; Florida's milestone inspection and SIRS reserve laws, which hit the 1989 to 2003 towers hardest; and pricing. Downtown one-bedrooms clear near $3,500 to $4,000 and two-bedrooms near $4,500 to $5,500, while units asking $8,000 and up have sat 150 to 500-plus days.

A downtown Boca condo is the easiest rental in Palm Beach County to describe and one of the hardest to price. The buildings are walkable to Mizner Park and the tenant pool is deep, yet the same corridor has listings that have sat for more than a year. This guide is for owners considering Boca Raton property management for a unit in Tower 155, Alina, Palmetto Place, Townsend Place, or the Lake Boca towers on SE 5th Avenue.
Two cautions up front. Building-level lease rules were not published on the listing pages we reviewed, so anything here about lease minimums is a general pattern, not a citation. And the city's short-term rental posture is drawn from a mid-2026 industry roundup rather than the ordinance itself. Annual leases are safe in every scenario; anything shorter needs the documents in hand.
Downtown Boca Condos at a Glance: What Makes It Different
The Corridor
Downtown Boca is ZIP 33432. The rental buildings cluster on SE Mizner Boulevard (Alina, Townsend Place, Palmetto Place), E Boca Raton Road (Tower 155), and SE 5th Avenue on Lake Boca (Mizner Court, Mizner Tower, Mizner Grand). I-95 is roughly two miles west; the beach is a mile east.
Two Generations of Buildings
Mizner Tower (1989), Mizner Court (about 1990), Mizner Grand (late 1990s), and the first Townsend Place tower (1998) are the older generation on Lake Boca. Palmetto Place and the second Townsend tower date to 2003. Tower 155 and the three Alina buildings, the last completed in 2024, are the new generation. Units run from 700 square feet to more than 8,000. Every listed building allows pets with breed, size, or quantity limits.
Who Rents Here
Demand comes from professionals who want to walk to Mizner Park, Brightline commuters, staff at Boca Raton Regional Hospital and FAU, corporate relocations wanting a furnished six-to-twelve-month lease, and retirees trading a country-club home for a lock-and-leave tower. City-wide, Zumper put the September 2026 median at $3,350, up 5.7 percent in a year.
How to Rent and Manage a Condo in Downtown Boca Raton
Read the Association Documents First
Chapter 718 lets a condo association screen tenants and set leasing rules. Common patterns include a minimum term, a cap on leases per year, a waiting period after purchase, and an application fee, but none was verified for a specific building, so get the Declaration and rules before you write a listing. Budget 15 to 30 business days for approval and do not promise a move-in date the board has not cleared.
Price to the Clearing Band
At Mizner Court, two-bedrooms listed at $5,250 to $5,500 went under contract in 14 to 18 days, while units in the same building asking $9,500 to $13,000 sat 290 to 581 days. Tower 155 had twelve units listed, most reduced. The lesson is not that luxury does not rent; it is that the market clears in a narrow band and punishes owners who price above it.
| Building | Built | Monthly Fee (approx.) | Asking Rents Seen, Sept 2026 |
|---|---|---|---|
| Palmetto Place | 2003 | $900+ | 1BR $3,500–$5,600; 2BR $4,500–$9,650 |
| Mizner Court | c. 1990 | $1,825 | 2BR $5,250–$16,000 |
| Tower 155 | c. 2019–20 | $1,800 | 1BR $6,995; 2BR $6,800–$14,995 |
Understand the Reserve Laws Before You Buy or Renew
Under Florida Statute 553.899, a condo building of three or more habitable stories needs a milestone structural inspection by the end of the year it turns 30, or 25 where a local authority cites salt-water proximity. Under Statute 718.112(2)(g), every such building must complete a Structural Integrity Reserve Study, and since December 31, 2024, owner-controlled associations may no longer waive or underfund those reserves. The Lake Boca towers and the first Townsend tower are at or past the window.
The Costliest Mistake: Underwriting Without the SIRS
Fees in the older towers run $1,400 to $2,900 a month. If a one-bedroom asking $6,995 clears at $5,500 and carries an $1,800 fee, then fees, taxes, and insurance consume most of the rent before a single repair. A special assessment on top can run to five figures per unit, and you cannot pass it to the tenant mid-lease. Before buying or renewing, get the SIRS, the milestone report, and the last two budgets. If the board cannot produce them, price that uncertainty in or walk.
Keep Leases Longer Than Six Months
A mid-2026 roundup of county short-term rental rules describes Boca Raton as restricted, with a 30-day minimum stay in residential districts and escalating code fines. We could not locate the ordinance text, so confirm with the city. What is settled is tax: leases of six months or less owe the 6 percent county tourist tax plus state sales tax with monthly filing. A seven-month or longer lease avoids it, and our tenant screening confirms the applicant actually intends to stay that long.
Documents to Have Before Listing a Downtown Boca Condo
- Declaration, rules, and leasing application, with the minimum term and annual lease cap confirmed in writing.
- SIRS, milestone inspection report, and the last two budgets, plus any pending special assessment vote.
- HO-6 policy with loss-of-rent coverage; the master policy covers structure, not your income.
- Three under-contract comps from your own building, not three that are still sitting.
Common Mistakes Downtown Boca Condo Owners Make
Pricing off the sale price. A unit that appraises at $773 a square foot does not rent at a proportional number. Tenants compare rent to other rentals, not to what you paid.
Chasing the corporate lease at any price. Executive tenants exist, but a $12,000 ask that sits a year costs more in vacancy than a $7,500 lease signed in three weeks.
Skipping loss-of-rent coverage. A water intrusion that closes a unit for two months is an income problem the master policy will not solve.
Ignoring the assessment calendar. Boards vote on assessments at budget time. Renewing at flat rent the month before a five-figure assessment lands locks in a loss for a year.
Treating the concierge as your manager. Front-desk staff do not chase rent, serve a 3-day notice, or coordinate a plumber inside your unit; that is what our Boca Raton team does. Our pricing is 5 to 9 percent of collected rent with a $200 monthly minimum, and vendors are billed at cost.
When to Adjust: Triggers That Change the Plan
Re-run the numbers when the association publishes its SIRS or milestone results, because that is when reserve contributions and assessments get set. Revisit rent when your building shows more than two competing listings, since a crowded building pushes you to the bottom of the band. New towers such as Alina's 220 building, delivered in 2024, pull executive tenants from older stock. If the city amends its short-term rules, revisit any lease shorter than seven months. And if a listing passes 45 days, cut the price; the data says waiting costs more.
Who This Is For
The Palmetto Place or Townsend investor. Fees are the corridor's lowest and one-bedrooms clear fast. This is the best cash-flow profile downtown if you price to the band. Run it through our ROI calculator with the real fee, not the listing's estimate.
The Lake Boca tower owner who moved on. You kept the Mizner Court or Mizner Tower unit and want income. Read the reserve study first and keep leases at 12 months so an assessment can be reflected at renewal.
The new-tower buyer at Tower 155 or Alina. Newer buildings escape milestone pressure for decades, but fees are high and asking rents are aspirational. Expect a longer lease-up unless you undercut the sitting listings.
“Every downtown Boca owner I talk to wants the high number on the listing next door. I ask them to check how long that listing has been active. When the answer is a year, the conversation changes. Tenants here sign fast when the price is right and not at all when it is not.”

Can I rent out my downtown Boca Raton condo on an annual lease?
In the buildings we reviewed, annual leasing is the norm and every tower had active rental listings. What varies is the minimum term, the number of leases allowed per year, any waiting period after purchase, and the application fee. None of those was published, so ask your manager for the Declaration and leasing rules before you list, and treat secondhand numbers as unverified.
What do condos near Mizner Park rent for?
September 2026 listing data showed Palmetto Place one-bedrooms going under contract at $3,500 to $5,600 and Mizner Court two-bedrooms at $5,250 to $5,500 signing within 14 to 18 days. Townsend Place one-bedrooms asked $6,750 to $6,800 and Tower 155 two-bedrooms $6,800 to $14,995, most reduced. Closed-lease figures were not available, so treat these as asking and under-contract prices, not a guarantee.
Does Boca Raton allow Airbnb in downtown condos?
A July 2026 industry roundup describes Boca Raton as restricted, with a 30-day minimum stay in residential districts and code fines escalating from $1,000 to $5,000 and beyond. We could not retrieve the ordinance number or code section, so confirm with the city before relying on it. In practice, association rules usually forbid transient use anyway, and any lease of six months or less triggers county tourist tax and monthly filing.
Will my building face a special assessment for the milestone inspection?
Possibly, and the older the tower the more likely. Mizner Tower, Mizner Court, Mizner Grand, and the 1998 Townsend building are at or past the 25-to-30-year milestone window, and reserve waivers have not been allowed since the end of 2024. We found no published assessment for any specific building. Request the SIRS, milestone report, and current budget and read them before you renew or buy.
