Every winter, owners in VillageWalk and Olympia watch $10,000-a-month listings appear across Wellington and wonder whether their four-bedroom on Scribner Lane or Oakmont on Nevis Place should chase the same tenant. Usually the answer is no: an application fee and a processing clock in VillageWalk, village-by-village minimums in Olympia, a Village of Wellington ordinance, and a tax on any lease of six months or less. VillageWalk sits on the east side of Lyons Road just south of Forest Hill Boulevard: 954 DiVosta poured-concrete homes built 2001 to 2006, 112 acres of lakes with about 96 percent of homes on water, and a Town Center with pools, tennis, and a café. Models run from the 1,526-square-foot Capri villa to the Admiralty and Commodore at up to 3,491 square feet. Olympia faces it across Lyons Road: roughly 1,762 Minto homes built 2002 to 2014 in 17 villages, under a master association plus village sub-associations. Both feed A-rated Equestrian Trails Elementary, Emerald Cove Middle, and Palm Beach Central High.

The Season Around Them

The Winter Equestrian Festival ran December 31, 2025, through March 29, 2026, drawing 31,000 competitors; the 2025 edition generated an estimated $538 million in economic impact. That season brings grooms, trainers, and competitor families needing housing for three to four months and pushes furnished luxury rentals to $8,000 a month and beyond. VillageWalk and Olympia sit at the bottom of that band. The year-round tenant is hospital staff from Wellington Regional and Palms West, Turnpike commuters, and families who chose the school zone.

How to Rent and Manage a Home in VillageWalk or Olympia

Step 1: Clear the Association Before You Set a Start Date

In VillageWalk, every lease carries a $500 application fee regardless of term, and the HOA states a minimum 14-business-day processing period that begins only when all documents are in. The minimum lease term, leases per year, and any waiting period are in governing documents we could not access online; get them from Campbell Property Management before you list. In Olympia, brokerage guidance puts village minimums between 6 and 18 months with no short-term leasing, and approval runs through both the master and the village. Fees and timelines were not published; budget several weeks.

Step 2: Price the Unfurnished Annual Lease Against the Assessment

VillageWalk listings mix furnished seasonal asks with annual leases. Stripped of those, a Capri villa rents around $3,100 to $3,800 and an Oakmont or Carlyle around $4,000 to $4,500. Set that against 2026 assessments that rose roughly 19 to 22 percent since 2022; the spread is the number that matters. In Olympia, 4-bedrooms list at $3,700 to $4,300, 5-bedrooms at $4,200 to $4,500, and 4,000-plus-square-foot estates at $5,700 to $8,000. Step 3: Decide on Season With the Whole Year in View

A furnished January-to-April lease might fetch $10,000 a month; that is the ask we found, not a closed lease. One three-to-four-month lease does not trigger Wellington's vacation-rental permit, which applies to homes rented more than three times a year for 30 days or less. But any lease of six months or less carries 6 percent county tourist tax plus 6.5 percent state sales tax, remitted monthly by you, and it leaves eight months to fill when the annual tenant moves in August, not May.

Before You Chase the Equestrian-Season Tenant

  • Confirm your minimum lease term. A 12-month village minimum ends the conversation.
  • Register with the county tax collector and file monthly on any lease of six months or less; platforms do not remit for you.
  • Check the Wellington ordinance. More than three rentals of 30 days or less in a year requires a $600 special use permit and a business tax receipt.
  • Budget VillageWalk's $500 fee and 14-business-day clock for every tenant.
  • Model the empty months. Four months at a premium rarely beats twelve months at $4,200.

The Costliest Mistake: Trading a Twelve-Month Tenant for a Four-Month One

An Olympia owner declines to renew a $4,300 annual tenant in October so the house is open for a show family in January. The village minimum turns out to be twelve months and the seasonal lease is rejected, or it is allowed and the owner learns in February that 12.5 percent of the rent was owed in tax. Twelve months at $4,300 is $51,600; four months at $10,000 is $40,000 before tax, furnishing, and two turnovers. We have never seen the seasonal math win here once vacancy is counted, and we manage Wellington rentals on both sides of the road.

Common Mistakes VillageWalk and Olympia Owners Make

Quoting a Stale HOA Number

Older guides put VillageWalk dues in the low $300s a month. The 2026 assessments are $540 to $606 a month, plus a two-month capital contribution at purchase. Olympia's master-plus-village total was not reliably published; pull it from your village before you compute yield.

Ignoring the Roof on a 2003 House

VillageWalk and the early Olympia villages are 20 to 25 years old. DiVosta homes carry concrete tile, but insurers are asking anyway. Get the wind-mitigation and four-point inspections first.

Treating Olympia as One Rulebook

Seventeen villages means seventeen sets of documents under the master. A 6-month minimum and an 18-month minimum are both Olympia. Pull the specific village declaration before you accept a deposit.

Skipping the Flood Panel Because Wellington Is Inland

Nearly every VillageWalk home is on water, and we could not document the flood zone for either community. Check the FEMA panel for your parcel and make the written flood disclosure Florida requires on leases of a year or longer.

When to Adjust: Triggers That Change the Plan

The assessment letter. VillageWalk dues rose roughly a fifth in four years; when the next increase lands, re-run the spread before renewing. New apartments at Wellington Green. A proposal filed in April 2026 would replace the former Nordstrom with 620 apartments by 2031, two miles from both gates; when it opens, lean on the school zone, the garage, and the yard. Rent softness in large homes. Wellington's 4-bedroom-plus rents fell about 18 percent year over year as of September 2026; a large Olympia home priced at 2024 levels will sit. Hurricane season, June 1 through November 30. Confirm who deploys shutters.
