Old Palm Golf Club Estate Care: Keeping a Large Custom Home Right Between Rounds

Old Palm Golf Club Estate Care: Keeping a Large Custom Home Right Between Rounds

Old Palm Golf Club Owner Guide · Estate Care Between Visits · Palm Beach Gardens, FL

Quick Answer

An Old Palm home closed from May to October needs two full interior walk-throughs every month with a photo note after each, a manager who reads every A/C zone in a house that may run 7,000 to 15,000 square feet, and a plan for roofs and equipment dating to the community’s 2004–2012 build years. Old Palm is inland and gated, so the risk is not surge; it is humidity, aging systems and wind, a few miles from where the 2024 Milton tornado hit Avenir. Atlis plans start at $295 a month.

Old Palm is a 650-acre gated golf community in Palm Beach Gardens, a short drive from our office on PGA Boulevard. It is not on the water. What it has instead is very large houses, many built between 2005 and 2012, whose owners follow the golf season and leave for months at a time. That combination creates its own problems, and they differ from a beachfront owner’s.

This guide covers what a closed Old Palm home needs between visits, where the risk sits in a house this size and age, and how a home watch and estate care plan should be set up so you get a written record instead of an unwelcome phone call.

Old Palm Golf Club at a Glance: What Makes It Different

A small club built around one course

Old Palm opened in 2004, developed by WCI Communities, and describes its membership as capped at as few as 330 members. The course is a Raymond Floyd signature design, 7,401 yards, par 72, with a 19th bye hole and a 33-acre Golf Studio. Membership terms vary by source and have changed recently; confirm initiation, dues and whether membership is required with the club.

Five neighborhoods, one scale problem

There are roughly 294 home sites. Golf Estates sit on about a quarter acre at 3,400 to 5,000 square feet; Custom Estates run an acre or more with houses from 7,000 to more than 15,000 square feet. A closed house that size has multiple A/C zones, several water heaters and more places for a problem to hide than anyone can eyeball in ten minutes.

Season, market and who lives here

The community mixes seasonal owners with year-round professionals and retirees, and the season is golf-driven, November through April. Rentals are rare and the leasing rules are not published; treat leasing as restricted until the association says otherwise. Resales are moving: Redfin showed a median near $4.4 million in August 2026 with homes under contract in about 38 days, so a house that may be listed on short notice needs to be kept show-ready.

What a Closed Old Palm Home Needs Between Visits

Every A/C zone, every visit

In a 10,000-square-foot house, the thermostat in the foyer tells you nothing about the guest wing. Each zone has its own air handler, condensate line and float switch, and any one can fail while the others keep the main rooms comfortable. Our walk-through covers every zone: humidity read, handler cycling, drain pans and the ceilings below the attic units checked. The Estate plan’s quarterly system inspection goes deeper before summer.

The 2004-era equipment clock

Tile roofs installed between 2004 and 2012 are now 14 to 22 years old, and original air handlers and water heaters from those years are past the point where a failure should surprise anyone. We photograph the data plates on every major unit at the first visit, build an equipment list with install years, and flag the ones that deserve a quote before they fail in July. Our maintenance coordination brings in the vendor, gets the price to you first and never adds a markup.

Closing an Old Palm House for the Summer

  • Register your manager at the gate under the community’s current guest procedure, along with standing vendors.
  • Set every zone to a humidity target, not a temperature alone, and label each thermostat with the area it serves.
  • Shut the water at the main or at every water heater and unattended bath.
  • Photograph roof tile, gutters and lake bank as a baseline before hurricane season begins June 1.
  • Leave written repair authority with a dollar limit so small fixes do not wait on a call.

Wind, not water: the Avenir lesson

Old Palm is inland and mostly outside the surge zones, but not outside the wind. On October 9, 2024, an EF-3 tornado spun off Hurricane Milton and ran 29 miles through Avenir, a few miles west on Northlake Boulevard, damaging 318 homes and destroying 12. The lesson for an Old Palm owner is that preparation and the post-storm inspection matter here too. On the Estate and Private Client plans we prepare the house and go back in after the storm with photos, so you know whether your roof is intact before a neighbor texts you.

Lakes, lawns and the outside of the house

The waterfront here is interior lakes, so the exterior concerns are lake-bank erosion, irrigation heads and pool equipment rather than docks. Landscape crews come whether you are home or not; the question is whether anyone confirms the irrigation is not running on a broken zone. On the Estate plan we supervise two vendor visits a month and retrieve mail so nothing piles up at the door.

The Costliest Risk: One A/C Zone Fails in July

The main rooms stay cool, so the smart thermostat never sends an alert. Meanwhile the guest wing sits at outdoor humidity for weeks. Wallpaper lifts, closets bloom, and by October the remediation runs across drywall, millwork and contents. With five or six zones and an original 2008 air handler, this is the most likely expensive event of the summer. It is also the easiest to catch, if somebody walks every room twice a month and writes down the reading.

Common Mistakes Old Palm Owners Make

Trusting one thermostat. A connected thermostat in the great room reports on the great room, not the upstairs guest suite.

Assuming inland means safe. The 2024 Avenir tornado was a few miles away. Wind prep is not optional because you cannot see the ocean.

Running original equipment without a plan. A 2008 water heater in a closed house is a leak waiting for an empty week. Know the install years and decide in advance.

Leaving vendor access to memory. If the gate list is not current, the A/C technician sits outside on the hottest day of the year.

When to Adjust: Triggers That Change the Plan

A storm cone touches Palm Beach County. Shutters go up, loose items come in, the golf cart is secured, and the post-storm visit is scheduled before the storm arrives.

The club or the association announces a project. Road work or a change in gate procedure affects vendor access. We update the access file the same week.

You decide to list. With homes moving in roughly 38 days, a listing needs the house cleaned between showings, not preserved in the dark.

Who This Is For

The golf-season owner, here November to April. You are gone for the hot half of the year, which is the risky half. Atlis Estate at $595 a month covers the visits, vendor supervision, hurricane work and quarterly checks.

The owner of a Custom Estate on Tillinghast Circle or Plantation Way. At 10,000 square feet and up, the house is a small facility. Private Client, from $1,195 a month, puts a dedicated estate director on it with a direct 24/7 line.

The year-round resident who travels. You need eyes on the house for six weeks, not vendor coordination. Atlis Watch at $295 a month covers the two interior visits and the photo notes.

“The first thing we do in an Old Palm house is count the air handlers. Owners are often surprised by the number. Every one of them is a separate way for the summer to go wrong, and every one of them gets checked on every visit.”

Frequently Asked Questions

Does Old Palm Golf Club offer a home watch service for members?

We have not found a published club-run house-check program for Old Palm, and its guest and vendor procedures are not posted publicly. Ask the club and association directly. If a program exists, use it, and layer a professional estate care plan on top for the interior: two full walk-throughs a month, a photo note each time, and someone who can arrange the repair at cost.

How often should a large closed home in Palm Beach Gardens be checked?

Twice a month, inside, with every A/C zone read. Monthly is not enough for a house with multiple air handlers in a South Florida summer; one failed zone has four weeks to grow a problem. Every Atlis plan includes two full interior walk-throughs a month with a photo note after each, and the Estate plan adds a quarterly system inspection and same-day priority response when something fails.

Can I rent out my Old Palm home while I am away?

Old Palm’s leasing rules, minimum terms and approval process are not published, and active rentals in the community are rare to nonexistent on public listing sites. Assume leasing is restricted until the association tells you otherwise in writing. Most owners who are away for months choose estate care rather than a tenant, since a house of this size and a club membership do not lend themselves to short rentals.

Is Old Palm at risk in a hurricane if it is inland?

Less risk from surge, real risk from wind. The EF-3 tornado Hurricane Milton produced on October 9, 2024 hit Avenir, a few miles west, damaging 318 homes. Roof tile, screen enclosures, gutters and trees are the exposure. Prepare the house when a cone appears and have someone inspect it with photos as soon as roads reopen; the Estate and Private Client plans include both.

What does Atlis estate care cost for an Old Palm home?

Atlis Watch is $295 a month on a 12-month agreement for two interior walk-throughs monthly, photo notes and a consistent manager. Atlis Estate is $595 a month and adds vendor coordination, hurricane preparation and post-storm inspection, same-day priority response, quarterly system inspections and mail retrieval. Private Client starts at $1,195 a month with a dedicated estate director and access management, limited to twelve residences.
