Ibis Owner Guide · Club-Community Rental Playbook · West Palm Beach, FL
Quick Answer
Every Ibis homeowner must hold a club membership, and the owner keeps paying it while the home is rented. On the 2024–25 schedule, annual operating dues ran $15,484 to $24,648 by category, on top of POA fees of $1,012 a quarter and neighborhood HOA dues. The club lists a $975 lessee fee per lease term, which is how privileges reach a tenant; the mechanics are not published, so confirm them with Membership first. Unfurnished annual rents for a three-bedroom run roughly $6,500 to $8,000 a month. Ibis works as a rental for owners who already carry the membership, not for investors chasing yield.

Most rental math starts with rent minus mortgage, taxes, insurance, and HOA. In Ibis, at the far west end of Northlake Boulevard, there is a line item that exists nowhere else in our West Palm Beach property management service area: a mandatory club membership the owner pays whether the home holds family, a tenant, or nobody. It changes who rents in Ibis and whether the home should be a rental at all.
This guide covers the published 2024–25 fee structure, the three layers of tenant approval, the rent bands we can document, the $63 million club renovation, and the mistake that turns an Ibis rental into a subsidy. Our pricing does not change because the home sits behind a club gate.
Ibis at a Glance: What Makes It Different
A Club With Neighborhoods Attached
Ibis is a guard-gated community of roughly 1,900 acres in West Palm Beach, ZIP 33412, bordered by the Grassy Waters Preserve and reached from I-95 at Northlake or the Turnpike via the Beeline. The club counts 1,862 planned homes in 33 neighborhoods, built from 1991 into the 2020s: condos, villas, single-family homes from about 2,300 to 6,500 square feet, and larger estates. Three Nicklaus-family courses anchor it. The median resident age is 71 and the Walk Score is 2.
Three Layers of Governance
The Ibis Property Owners' Association runs gates, security, and main roads; it charges $1,012 a quarter and a $10,000 capital contribution at closing. Each neighborhood has its own HOA, with dues from about $378 a month to roughly $1,000. The Club at Ibis is the third layer: membership is a condition of ownership, and the 2024–25 schedule ran from a $100,000 contribution plus $15,484 in annual dues for Tennis to $160,000 plus $24,648 for Premier Golf. Contributions rose roughly 78 percent in four years.
How to Rent and Manage a Home in Ibis
Step 1: Settle the Membership Question With the Club First
The club's fee schedule lists a lessee fee of $975 per lease term, and listings routinely advertise a transferable golf membership. What is not published is whether the owner's privileges are suspended during the lease, whether the club approves the lessee, and whether a non-golfing annual tenant can decline privileges and skip the fee. Get those answers in writing from Membership before you set a rent, because they decide whether you are renting a house or a house plus a $20,000-a-year club, which are different tenants at different prices.
Step 2: Know Your Sub-HOA's Lease Rules
A tenant is approved by the neighborhood HOA and the POA through a formal application, and one local guide says seasonal rentals are generally not permitted. Yet Quail Meadow and Heritage Club listings openly advertise winter leases, so the rule varies by neighborhood. The minimum term, application fee, and timeline were not published; pull your sub-HOA's declaration and budget several weeks. Rules that appear community-wide: two pets maximum at 75 pounds or less, no aggressive breeds, no overnight street parking, and RVs, boats, trailers, and commercial trucks garaged.
What to Confirm Before Listing an Ibis Home
- Club: current fee schedule, lessee-fee mechanics, and whether an annual tenant may decline privileges.
- Sub-HOA: minimum lease term, leases per year, seasonal permission, application fee, and approval timeline.
- POA: tenant registration, gate access, and where a tenant's boat or work truck will live.
- Renovation: whether the $63 million campus project is funded by capital dues or an assessment.
Step 3: Price the Home, Then Decide Whether the Membership Is in the Rent
Annual, unfurnished data in Ibis is thin. What we can document for a three-bedroom villa or home of roughly 1,600 to 1,900 square feet is $6,500 to $8,000 a month. Seasonal, furnished, with a transferable membership, the same neighborhoods ask $12,500 to $23,000 a month from November to April; the gap is the membership and the furniture. Rent annually to a non-golfer and you price the house; if the tenant wants privileges, add the $975 fee and a share of the dues and say so in the listing. Our ROI calculator takes the full carrying stack below.
| Owner-paid item (2024–25 schedule) | Amount | Paid while rented? |
|---|---|---|
| Club operating dues, Tennis to Premier Golf | $15,484–$24,648 per year | Yes |
| Club capital dues | $616–$754 per year | Yes |
| POA assessment | $1,012 per quarter | Yes |
| Neighborhood HOA dues | ~$378–$1,000 per month | Yes |
| Club lessee fee | $975 per lease term | Per lease; can be passed to tenant |
The Costliest Ibis Mistake: Buying to Rent on the Cap Rate
An investor sees a $7,500 annual rent on a home near the $1.1 million median, runs a normal spreadsheet, and buys. Then the membership contribution arrives, followed by dues of $15,000 to $25,000 a year, $4,048 in POA fees, and $4,500 to $12,000 in neighborhood dues, all owed with or without a tenant, plus whatever the renovation costs members once funding is disclosed. The rent covers the club and the associations and little else. Ibis is a rental for an owner who already holds the membership and wants the home occupied while away, which is how we position it within our West Palm Beach portfolio.
Common Mistakes Ibis Owners Make
Promising a Membership the Club Has Not Approved
A listing that says "golf membership included" is a promise. If the club has not confirmed the transfer for that tenant and term, the owner is exposed the day the tenant is turned away at the pro shop.
Treating a 1993 Tile Roof as Fine Because It Looks Fine
The oldest Ibis neighborhoods date to 1991 through 1995, past the roof age most carriers accept without a fight. Get the four-point and wind-mitigation inspections first.
Letting the Tenant Handle the Architectural Review Board
Every exterior change goes through the ARB, which can take 30 to 60 days on major items. A tenant who installs a dish or a fence creates a violation in the owner's name; the lease should prohibit any exterior change without written approval.
Ignoring the Garage Rule Until the Boat Shows Up
No overnight street parking, and boats, trailers, RVs, and commercial trucks must be garaged. A tenant with a boat on a trailer and a garage full of furniture is a fine waiting to happen. Ask about vehicles in the application.
When to Adjust: Triggers That Change the Plan
The renovation funding notice. Ground broke August 4, 2026, on a multi-year campus transformation, clubhouse interior first. When the club discloses how members pay, re-run your annual number. A new membership schedule. The 2025–26 fees were not located; each November brings a new schedule, and a dues increase is a rent conversation. Values softening. The median sale price was down 14.4 percent year over year as of August 2026; the rent-versus-sell answer may have shifted. Hurricane season, June 1 through November 30. Inland cuts surge, not wind; confirm shutter duties.
Who This Is For
The member who spends summers north. You already pay the club. A tenant keeps the home occupied, the A/C running, and the dues partly offset; this is the owner the Ibis rental market was built for. The heir to an Ibis home. Get the club's rules on transfer and resignation first; renting for a year while you decide can make sense if the sub-HOA allows it. The relocating executive who golfs. A home with privileges is a rare product; price it accordingly. The pure investor. Look elsewhere across our West Palm Beach management area unless you want the membership yourself; the carrying stack does not support a yield thesis.
“In Ibis the first call I make is to the club, not the HOA. Until I know what happens to the owner's privileges when a tenant signs, I cannot tell the owner what the house rents for, because I do not yet know what we are renting.”

Does a tenant in Ibis have to join the club?
The owner must hold a membership; the tenant does not join. The club's fee schedule lists a $975 lessee fee per lease term, the published mechanism for extending privileges to a tenant, and listings commonly advertise a transferable golf membership. Whether an annual tenant can decline privileges and what happens to the owner's access during the lease are not published. Ask Membership in writing.
Does Ibis Golf & Country Club allow annual rentals?
Yes, with approval from the neighborhood HOA and the POA through a formal application. The minimum lease term, leases per year, application fee, and timeline were not published and vary among the 33 sub-associations. One local guide says seasonal rentals are generally not permitted, yet several neighborhoods openly list winter leases, so pull your own sub-HOA's declaration rather than a community-wide answer.
What do homes in Ibis rent for in 2026?
Unfurnished annual data is thin. Documented listings put a three-bedroom of roughly 1,600 to 1,900 square feet at $6,500 to $8,000 a month, and a 4,225-square-foot furnished home at $12,500. Seasonal furnished rentals with a transferable golf membership ask $12,500 to $23,000 a month from November to April. Published neighborhood averages are skewed by those listings; verify against closed leases.
Will the $63 million Ibis renovation raise my costs as an owner?
Possibly. The Club at Ibis broke ground August 4, 2026, on a multi-year campus transformation starting with the clubhouse interior and continuing with a new spa building, expanded fitness center, casual restaurant, and racquet facilities. Press coverage did not disclose whether members pay through capital dues, an assessment, or reserves. Ask the club before you buy, renew, or set a rent.
How does Atlis screen tenants for a club community like Ibis?
Our tenant screening covers credit, income, rental history, and background, and in Ibis adds what the club and POA will ask: pets by weight and count, every vehicle and where it parks, and whether the tenant wants privileges. Starting October 1, 2026, knowingly falsifying a rental application is a felony in Florida. We back placement with eight written guarantees and zero eviction judgments on Atlis-placed tenants over four years.
