Egret Landing Owner Guide · Annual Rental Management · Jupiter, FL
Quick Answer
Egret Landing is a non-gated community of roughly 650 single-family homes in Jupiter, and one of the town's more landlord-friendly neighborhoods. The Declaration sets a seven-day minimum lease, every lease must be in writing, and the association has 30 days from a completed application to process a tenant. Most homes were built between 1994 and 2000, so the real gate to renting is usually the roof and insurance, not the association. Demand comes from families chasing A-rated Jupiter schools and Abacoa-area employers.

Owners who ask us about Jupiter property management for an Egret Landing home usually worry about the association. They should worry about the roof. The rental rules here are simpler than in most gated Jupiter communities, but the housing stock is old enough that insurance and roof age decide whether a home rents at a profit. This guide covers the rules as written in the association documents, the tenant pool, and how we manage these homes.
We will not quote a rent number here. At the time of writing there was no verifiable annual rental listing inside Egret Landing, and a figure borrowed from Abacoa or the wider 33458 ZIP would be a guess dressed up as a fact. For a real number on your house, ask for a rent-versus-sell analysis and we will build it from live comps.
Egret Landing at a Glance: What Makes It Different
Where It Sits
Egret Landing is in the Town of Jupiter, ZIP 33458, just east of I-95 and northwest of Abacoa. The Indiantown Road and Donald Ross Road interchanges are minutes away. Abacoa Town Center, Jupiter Medical Center, and the Scripps and FAU Jupiter campus are within roughly two to three miles. It is non-gated, so there is no gate-pass process for showings or move-ins.
The Homes and Their Age
Sources put the count between 649 and 654 single-family homes on roughly 250 acres. Construction began in 1994 and about 85 percent of the homes were finished before 2000. Homes run from just under 1,800 square feet to more than 4,000, with three to five bedrooms and a median near 2,900 square feet on quarter-acre lots, along a two-mile loop feeding 58 cul-de-sacs.
Governance and Amenities
The Egret Landing Property Owners Association is managed by Campbell Property Management from an office at 1059 Lakeshore Drive. Amenities include a clubhouse with fitness center, heated pool, seven lit tennis courts plus pickleball, basketball, a soccer field, and a gated boat and RV storage lot. Published dues figures conflict, ranging from roughly $100 to $225 per month depending on what is bundled, so confirm with the office before you underwrite. Drainage is assessed separately through the South Indian River Water Control District.
How to Rent and Manage a Home in Egret Landing
Plan Around the 30-Day Approval Clock
The Declaration allows leases of seven days or longer, in writing. The lease application shapes your timeline: the association has 30 days from a completed packet, which includes the executed lease, eviction and criminal history, a pet registration form with a color photo, and make, model, and tag for every vehicle. Occupancy is limited to the people listed; guests over 30 days need advance permission. The documents do not state a cap on leases per year or the application fee, so confirm both with the office.
Get the House Insurable Before You Market It
A 1996 home with its original roof is at or past the age most Florida carriers will accept, which is why listings here advertise 2023 to 2025 roof replacements. Before we market a home we want a current four-point and wind mitigation report. Pools are common and are landlord-paid service in every lease we write. Many homes have private irrigation wells, and the lease must say who maintains the pump.
The Costliest Mistake: Leasing on an Original Roof
The most expensive scenario we see is an owner who signs a 12-month lease, then receives an insurance non-renewal because the roof is 28 years old. Replacement then has to be scheduled around a family living in the house, and if the owner delays, the home sits uninsured. If your roof predates roughly 2010, price the replacement into your decision to rent at all, and do the work between tenants, not during a lease.
Price From Live Comps, Not Neighborhood Lore
Egret Landing turns over slowly on the rental side, so there are often no active comps inside the loop. Demand is not the problem. Families relocating for Jupiter Medical Center, Scripps, or Abacoa employers ask for exactly this profile, with lower dues than Abacoa. We price from current 33458 single-family leases of comparable size and age, adjusted for pool, garage, and system ages.
Pre-Listing Checklist for an Egret Landing Rental
- Four-point and wind mitigation inspections shared with your carrier before the listing goes live.
- ELPOA application packet pre-filled, with the pet photo requirement disclosed to applicants.
- Parking rules in the listing: no overnight street parking, no boats or RVs outside a garage, no tenant storage-lot access.
- Landscaping standard assigned to the tenant or a landlord-paid vendor, since the ARB enforces lawn and irrigation upkeep.
Screen for the Household That Fits the Rules
The storage lot is for association members only, and a landlord cannot pass a space to a tenant, so a household with a work truck, a trailer, and three cars will struggle here regardless of credit. Our tenant screening asks about vehicles and pets before any fee is paid.
| Rule | Source | What It Means for a Landlord |
|---|---|---|
| Minimum lease of seven days | Declaration | Annual leases clearly permitted; town rules may still govern anything short |
| 30 days to process a completed application | Lease application | Sign leases at least five weeks before move-in |
| No overnight street parking; no boats or RVs outside a garage | Declaration | Screen for vehicle count; storage lot is owners-only |
Common Mistakes Egret Landing Owners Make
Assuming dues cover the lawn. Some broker pages say so. The Declaration says owners maintain lawns, landscaping, and irrigation to ARB guidelines. If the lease is silent, the yard declines and the fine becomes a lien on your title.
Promising a tenant the storage lot. The lot requires a member in good standing, charges a $100 administrative fee and a $25 fob, and prohibits subletting. That promise will not be honored.
Setting move-in before approval. A tenant who gives notice based on an uncleared date is the start of a dispute you will lose.
Self-managing from out of state. Roof claims and ARB letters need someone local, which is most of what our Jupiter management team does all day. Our pricing is 5 to 9 percent of collected rent with a $200 monthly minimum, and we never mark up vendor invoices.
When to Adjust: Triggers That Change the Plan
Revisit the plan when an insurance renewal jumps or a carrier requests a roof inspection. The Indiantown Road widening, scheduled from fall 2026 into fall 2027, changes commute times along the north edge and may soften demand from tenants on that corridor. A roughly 100-home Pulte project approved near I-95 and Indiantown Road will add newer competing supply, a reason to keep interiors current. A change in the SIRWCD drainage assessment or an association special assessment should be passed through at the next renewal.
Who This Is For
The relocating owner keeping the house. You bought for the schools, got transferred, and want to come back. Lock in the roof and insurance, then lease for 12 months.
The investor buying for yield. With median sale prices above $1 million, cash-on-cash math is tight. This is a stability and appreciation hold more than a cash-flow play.
The inherited-home family. A 1990s home a parent lived in for decades usually needs a roof, an A/C, and a kitchen refresh before it commands a strong rent. Decide whether to invest or sell.
The owner with a boat or trailer. You may keep your storage space as a member, but you cannot hand it to your tenant.
“When an Egret Landing owner asks what the house will rent for, my first question is the year on the roof. I have watched owners lose most of a year of net income to one non-renewal because nobody checked the four-point first. The association here is easy to work with. The insurance carrier is not.”

Does Egret Landing allow annual rentals?
Yes. The Declaration of Covenants sets a minimum lease term of seven days and requires every lease to be in writing, so a 12-month lease is well within the rules. Tenants go through the association's lease application, which it has 30 days to process from a complete packet. The documents do not state a limit on leases per year; confirm that and the application fee with the office before you list.
How long does Egret Landing tenant approval take?
The association's form gives it 30 days from a completed application. Completed is the key word: a packet missing the executed lease, the pet photo, or a vehicle tag has not started the clock. The process often finishes sooner, but we never promise a move-in date inside that window. Sign the lease five weeks ahead and you will rarely have a problem.
What does a home in Egret Landing rent for?
We will not publish a number, because at the time of writing there was no verifiable annual rental listing inside the community to anchor it. Demand is steady, driven by families targeting Jerry Thomas Elementary, Independence Middle, and Jupiter High, plus employees at Jupiter Medical Center, Scripps, and Abacoa. We price from current 33458 single-family leases of similar size and age, comps attached.
Can my tenant park a boat or work truck at the house?
A boat or RV may only be kept on the lot inside an enclosed garage, and no vehicle may be parked overnight on the street. The gated storage lot is limited to association members in good standing, meaning owners, and spaces cannot be sublet to tenants. A pickup that fits in the driveway is fine. A trailer is not, and we say so before an applicant pays a fee.
What does Atlis charge to manage an Egret Landing home?
Monthly management is 5 to 9 percent of collected rent with a $200 monthly minimum, placement is 50 to 100 percent of one month's rent, and renewals are $200 to $250. Project coordination is 10 percent on work over $1,000; an annual inspection is included. Every plan is backed by our eight written guarantees, and Jupiter owners get 24/7 AI-assisted maintenance triage at cost.
